Signs of Fire or Water Damage That Need Professional Restoration
Visible Structural Charring or Burn Damage
If framing, roof trusses, wall studs, or floor joists are charred, the structural integrity of those members is compromised. Charred wood loses strength and load-bearing capacity proportional to the depth of the burn. These members need to be assessed by a structural professional and replaced if the damage exceeds safe thresholds. Surface cleaning isn’t enough when the structure itself is affected.
Standing Water or Saturated Materials
Water from firefighting efforts, burst pipes, flooding, or storm runoff saturates drywall, insulation, subfloor, and carpet. Saturated materials that aren’t dried within 24 to 48 hours become breeding grounds for mold and bacteria. If the water was contaminated (sewage, floodwater, or chemical runoff), the affected materials must be removed entirely, not just dried.
Smoke and Soot on Walls, Ceilings, and Ductwork
Smoke residue penetrates porous materials like drywall, insulation, fabric, and wood. Soot coats surfaces and gets into HVAC ductwork, circulating odor and particulates throughout the home. Even rooms that weren’t directly touched by flames can be affected by smoke migration. If you can smell smoke weeks after the event, the contamination hasn’t been fully addressed.
Warped, Buckled, or Swollen Flooring
Wood floors buckle when they absorb water. Laminate and LVP can swell at the seams. Carpet and pad hold moisture and develop odor and mold growth from underneath. If the flooring has deformed, it needs to be removed and replaced. The subfloor beneath it also needs to be inspected for moisture damage and structural integrity before new flooring goes down
Electrical or HVAC Systems Were Exposed to Water or Fire
Water in electrical panels, outlets, or wiring creates a short circuit risk and a fire hazard. Fire can melt wire insulation, damage breakers, and compromise circuits. HVAC systems exposed to water or smoke require inspection and potentially full replacement. Licensed professionals must assess all mechanical systems before the home is reoccupied.

Subfloor replacement, drywall removal and replacement, flooring installation, cabinet replacement, painting, and mechanical repairs or replacement. We handle the full interior rebuild for damage caused by burst pipes, flooding, stormwater intrusion, appliance failures, and firefighting water.
Fire damage almost always comes with water damage from firefighting efforts. The fire burns one section of the home while the water soaks another. We handle both scopes under one contract: structural rebuild in the fire-damaged areas and interior restoration in the water-damaged areas. We inspect the property after the mitigation company has completed extraction, drying, cleaning, and clearance. We document the remaining damage, assess structural integrity, and determine the full construction scope.
Replacement of fire-damaged or water-compromised wall studs, floor joists, roof trusses, headers, and any other structural members that failed. Structural engineering is coordinated when needed.
Full rewiring or partial replacement of fire or water-damaged circuits, panels, outlets, switches, and fixtures. All electrical work by licensed and insured subcontractors and inspected to code.
Repair or replacement of damaged supply lines, drain lines, fixtures, and water heaters. Kohler and Delta fixtures installed.
System replacement or repair for fire, smoke, or water-damaged heating and cooling equipment. Ductwork replacement when contaminated by smoke or water. New system sized for the restored space.
Complete drywall installation in affected areas. Walls and ceilings primed and painted. Baseboards, crown molding, door trim, and window trim installed. Texture matched to unaffected areas.
Subfloor repair or replacement. Installation of new flooring material matched to the home or upgraded per the homeowner’s selection. Floor & Decor and Carpet Mill materials are available through our partnerships.

Do you handle the water extraction and drying, or just the rebuild?
We handle the construction rebuild. Water extraction, structural drying, mold prevention, smoke and soot cleanup, and content pack-out are handled by a dedicated mitigation company before we start. Once the space is dried and cleared, we take over and rebuild. We can recommend mitigation partners in Northeast Oklahoma if you don’t have one.
Will insurance cover the full cost of restoration?
Homeowners insurance typically covers sudden and accidental fire and water damage, including both mitigation and reconstruction. The insurance scope covers restoration to the home’s pre-damage condition. If the initial approved estimate doesn’t cover the full rebuild, we file supplements with detailed documentation. For upgrades beyond original condition, we provide separate pricing.
How long does fire or water damage restoration take?
The rebuild phase typically takes 4 to 12 weeks, depending on the extent of the damage. A single room with water damage may take 2 to 4 weeks. A full-home fire restoration can take 3 to 6 months. The total project timeline also depends on how quickly the mitigation phase is completed and how quickly the insurance claim is approved. We provide a detailed schedule once the scope is finalized.
Can I upgrade finishes during the restoration instead of just replacing what I had?
Yes. Many homeowners use the restoration as an opportunity to upgrade countertops, cabinets, flooring, fixtures, or layout. Insurance covers restoration to original condition. Any upgrades beyond that are your cost. We provide clear pricing for the standard restoration scope and the upgrade scope so you can decide what makes sense.
