We evaluate the site for water access, septic capacity, soil conditions, and electrical service before design begins. Rural builds often involve longer utility runs, and we account for that in the project scope and quote.

What Barndominium Construction Includes
When you hire Shea Construction for a barndominium, the scope covers every phase from slab to move-in. Here’s what’s included:
Concrete slab foundation poured to spec for the structure’s size and load requirements. Shop areas receive a thicker slab to support heavy equipment if needed.
Metal frame erected on the slab with steel siding, metal roofing, and all exterior trim. We work with Wheeler Metals for steel framing and building materials. Overhead doors, walk-through doors, and window openings are framed during this phase.
Spray foam or batt insulation throughout the living area and optionally in the shop area. Proper insulation is what separates a livable barndominium from a metal box that’s freezing in January and unbearable in July.
Full HVAC installation sized for the living area and shop (if climate-controlled). Plumbing rough-in and finish for all bathrooms, kitchen, and laundry. Electrical wiring, panels, outlets, switches, and fixtures throughout. Shop areas can include 220V circuits for welders, compressors, and power tools. All mechanical work is done by licensed and insured subcontractors.
Drywall, paint, flooring, trim, cabinetry, countertops, tile work, and fixture installation. We partner with Schluter for waterproofing, Kohler and Delta for plumbing fixtures, and Floor & Decor and Carpet Mill for flooring.
