Fully Custom Homes

Designed from a blank page. Your lot, your floor plan, your finishes. We work with you through the full 3D design phase to create a home that's yours from the first line on the blueprint. Every element is customizable, from foundation type to roof pitch to the layout of every room.

Semi-Custom Homes

Start with an existing plan and modify it to fit your needs. Adjust room sizes, change material selections, add or remove features. Semi-custom builds give you design flexibility at a lower cost than a fully custom build because the baseline plan is already engineered.

Spec Homes

Pre-designed homes built on available lots. Spec homes are ideal if you want a new-construction home without the longer timeline of a custom design process. We build spec homes with the same quality standards and materials we use on every project.

Build on Your Lot

Bring us your lot and we'll design a home around it. We evaluate the site for soil conditions, utility access, drainage, setback requirements, and any terrain challenges before the design phase begins. Rural lots, lakefront properties, and in-town parcels are all within our scope.

What Custom Home Construction Includes

When you hire Shea Construction for a custom home, the scope covers every phase of the build. Nothing is left out, and nothing is handed off to a contractor you didn’t hire.

Site Preparation and Foundation.

Land clearing, grading, excavation, and foundation work. We pour slab foundations for most residential builds and also handle pier and beam construction where soil conditions require it.

Framing and Structural Work.

Wall framing, roof framing, and structural engineering for your specific floor plan. Every frame is built to code and inspected before we move to the next phase.

Mechanical Systems.

Full HVAC installation, plumbing rough-in and finish, and electrical wiring, panels, outlets, and fixtures. We use licensed and insured subcontractors for every mechanical trade.

Exterior Finish.

Roofing (asphalt or metal), siding, windows, and exterior doors. We partner with Wheeler Metals for steel and Gerkin Windows & Doors for window and door packages.

Interior Finish.

Drywall, paint, flooring, trim, cabinetry, countertops, tile work, and fixture installation. We work with Schluter for waterproofing systems, Kohler and Delta for plumbing fixtures, and Floor & Decor and Carpet Mill for flooring materials.

Final Walkthrough and Warranty.

We walk the home with you room by room before handoff. Everything is backed by a 1-year warranty on workmanship. If something isn't right, we come back and fix it.

Yes. Every custom home project includes a full 3D rendering and professional blueprints created with Plan 7 Architect Pro. You approve the design on screen before construction begins.
