Basement Finishing in Northeast Oklahoma
Turn Unused Space Into Livable Square Footage
If you have an unfinished basement, you’re sitting on hundreds of square feet that could be bedrooms, a home office, a living area, a bathroom, or a home theater. Shea Construction finishes basements top to bottom across the Green Country region. We handle framing, insulation, waterproofing, electrical, plumbing, HVAC, drywall, flooring, and every finish detail so the space below your home works as hard as every room above it.
Basement Remodeling for Northeast Oklahoma Homeowners
Finishing a basement is one of the most efficient ways to add usable square footage to your home without building an addition or buying a larger property. Nationally, basement finishing costs average $7 to $23 per square foot for standard buildouts, with most complete projects landing between $15,000 and $75,000 depending on the scope and finish level. In the Oklahoma City metro, completed basement remodels have averaged $7,474 to $32,703 based on recent project data. A finished basement can add up to 10% to your home’s value and deliver roughly 70% return on investment at resale.
Â
Basements aren’t as common in Northeast Oklahoma as they are in the Midwest or Northeast, which means many contractors in this market don’t have deep experience finishing them. Shea Construction does. We serve more than 30 cities across the Green Country region and handle basement projects from bare concrete to fully finished living space. Whether your basement has never been touched or has an outdated finish that needs a complete overhaul, we manage the full scope.

Signs It's Time to Finish Your Basement
You Need More Living Space but Don't Want to Build an Addition
An addition requires a new foundation, new roofing, and exterior construction. Finishing your basement gives you comparable square footage without any of that. The walls, floor, and ceiling already exist. You’re converting space you already own into space you can actually use.
You Work From Home and Need a Dedicated Office
A basement office is naturally separated from the rest of the house, which means fewer interruptions and a clear boundary between work and home life. Add proper lighting, electrical, climate control, and sound insulation, and you have a professional workspace without giving up a bedroom upstairs.
Your Kids Need Their Own Space
A finished basement can serve as a bedroom, playroom, game room, or homework area. For older kids and teenagers, having a space of their own below grade gives them independence while keeping them under the same roof. Egress windows are required by code for basement bedrooms, and we include those in the scope.
You Want a Guest Suite or In-Law Quarters
A basement with a bedroom, bathroom, and small living area functions as a self-contained guest suite. For families who need space for aging parents or frequent visitors, a finished basement provides privacy for everyone without the cost of a separate addition.
Your Existing Finished Basement Is Outdated or Damaged
Wood paneling from the 1980s. Carpet that smells of moisture. Drop ceilings with water stains. If your basement was finished decades ago, it likely needs a full remodel with updated waterproofing, modern insulation, proper HVAC, and finishes that match the rest of your home.
Types of Basement Projects We Handle
Starting from bare concrete and exposed framing. We add insulation, waterproofing, framing for walls and rooms, electrical, plumbing (if adding a bathroom or wet bar), HVAC extension, drywall, flooring, lighting, paint, and trim. This is the most common basement project we handle and the one with the highest impact on your home’s usable space and value.
Gutting and rebuilding a previously finished basement that has outdated finishes, moisture damage, or a layout that doesn’t work. We address any underlying waterproofing or structural issues first, then rebuild the space with current materials, modern layout, and updated mechanical systems.
Adding a full or half bathroom to a basement requires plumbing rough-in (or connection to existing rough-in), drain installation, waterproofing, ventilation, and all finish work. We handle the complete bathroom buildout as part of the basement project, using Schluter waterproofing and Kohler or Delta fixtures.
Home theaters, game rooms, wet bars, exercise rooms, and multi-use family spaces. These projects focus on specific uses that benefit from the basement’s naturally insulated, below-grade environment. Soundproofing, custom lighting, dedicated electrical circuits, and climate-controlled zones can all be built into the design.
Benefits of Professional Basement Finishing
More Space Without the Cost of an Addition
Finishing a basement typically costs $7 to $23 per square foot for the buildout. Compare that to a home addition at $125 to $300 per square foot. Your basement already has a foundation, walls, and a ceiling. Converting that raw space into a finished living area gives you the most new square footage for the least investment. It’s also faster since there’s no exterior construction, no roofing, and no foundation work.
Built to Stay Dry
Oklahoma’s clay soil and seasonal moisture cycles create real waterproofing challenges for below-grade spaces. We assess your basement for existing moisture intrusion, address the source (interior drainage, exterior grading, sump systems), and install proper vapor barriers and insulation before finishing. A finished basement without waterproofing is a mold problem waiting to happen. We solve that before it starts.
Up to 10% Increase in Home Value
A finished basement can add up to 10% to your home’s overall value and return roughly 70% of the project cost at resale. Beyond the numbers, it gives you a functional living space that changes how your family uses the home every day. If you need help with budget, we offer SweetPay financing for qualified clients.
Egress, Electrical, and Ventilation Done to Code
Basement bedrooms require egress windows for emergency exit. Bathrooms need proper ventilation. Electrical needs to be up to current code, including AFCI protection for habitable spaces. We build every basement to meet these requirements from the start, not as afterthoughts, so your finished space passes inspection and protects your family.
What Basement Finishing Includes
Shea Construction handles every phase of your basement project. Here’s the full scope for an unfinished-to-finished conversion:
Inspection for existing water intrusion, cracks, and moisture sources. Interior waterproofing, vapor barrier installation, sump pump installation or upgrade (if needed), and drainage improvements before any finish work begins.
Wall framing for individual rooms, closets, and hallways per the approved floor plan. Ceiling framing or drop ceiling preparation, depending on your design preference and ceiling height.
Rigid foam, spray foam, or batt insulation on exterior walls and rim joists to control temperature and prevent condensation. Proper insulation is critical for energy efficiency and comfort in a below-grade space.
Full wiring, panel extension or subpanel, outlets (AFCI-protected per code for habitable rooms), recessed lighting, wall sconces, and dedicated circuits for media equipment, exercise rooms, or wet bar appliances. All electrical work by licensed and insured subcontractors.
Bathroom rough-in and finish, wet bar plumbing, laundry hookups, and floor drain installation. Connection to existing plumbing stack or installation of sewage ejector pump if the main drain is above the basement floor level.
Extension of your existing heating and cooling system to the basement, or installation of a dedicated mini-split system for independent climate control. Ductwork routing, registers, and returns sized for the basement layout.
Drywall hung, taped, and finished. Walls primed and painted. Baseboards, door trim, and any crown molding installed.
Installation of your selected flooring material. Luxury vinyl plank, engineered hardwood, tile, and carpet are common choices for basements. Subfloor leveling and moisture barrier underlayment included as needed.
Installation of code-compliant egress windows for any room classified as a bedroom. Window well excavation, framing, and installation included.

Basement Finishing Questions
How much does it cost to finish a basement in Oklahoma?
Costs depend on the size of the space, scope of work, and finish level. Basic basement finishing runs $7 to $23 per square foot for standard buildouts. In the Oklahoma market, completed projects have ranged from roughly $7,500 to $33,000 based on recent data. Adding a bathroom, wet bar, or specialty room increases the total. We provide a detailed quote after the 3D design phase.
How long does it take to finish a basement?
Most basement finishing projects take 4 to 8 weeks, depending on the size of the space and scope of work. Projects that include a bathroom addition, significant plumbing, or structural modifications may take longer. We provide a complete project timeline before work begins.
Do I need an egress window in my basement?
Yes, if the basement includes a bedroom. Oklahoma building codes require an egress window or door in every habitable sleeping room for emergency exit. The window must meet specific size and sill height requirements. We include egress window installation in the scope for any basement bedroom.
What about moisture and flooding?
Moisture control is the first thing we address on every basement project. We inspect for existing water intrusion, install proper waterproofing and vapor barriers, and address drainage before any finish work starts. If your basement has a history of water issues, we resolve the moisture source before finishing the space.
Can I add a bathroom to my basement?
Yes. If your basement has an existing plumbing rough-in, the bathroom buildout connects to those lines. If not, we can install new plumbing, including a sewage ejector pump if the main drain line sits above the basement floor. Full or half bathrooms are both options, with Schluter waterproofing and Kohler or Delta fixtures.
