Custom Home Builder in Northeast Oklahoma
New Homes Designed in 3D and Built From the Ground Up
Building a custom home should mean getting exactly what you want, not settling for someone else’s floor plan or hoping the finished product matches the conversation you had six months ago. Shea Construction designs every custom home in 3D before we break ground. You see every room, every angle, and every material choice on screen. Then we build it, from foundation to move-in, with one team managing every phase.
Custom Home Construction for Northeast Oklahoma Families
Most people start looking for a custom home builder after they realize the existing market doesn’t have what they need. The layout is wrong, the lot is too small, the finishes are outdated, or the homes in their price range need more work than they’re worth. Building from scratch solves all of that, and Oklahoma is one of the most affordable states in the country to do it. According to the NAHB’s 2024 construction cost study, the national average cost to build a new home is roughly $162 per square foot, excluding land. Oklahoma falls well below that, with residential construction costs ranging from $100 to $220 per square foot depending on design complexity, finish level, and location.
Shea Construction builds custom homes across more than 30 cities in the Green Country region, from the Tulsa metro to Grand Lake and everywhere in between. We handle the entire scope: site preparation, foundation, framing, HVAC, plumbing, electrical, roofing, siding, windows, interior finish, and final walkthrough. One contractor. One contract. One team is responsible for the entire build.
What separates us from other home builders in this market is the design phase. We use Plan 7 Architect Pro to create a full 3D rendering of your home before construction starts. You walk through the floor plan on screen, adjust room sizes, swap materials, relocate windows and doors, and approve every detail before we order a single material.
Signs You're Ready to Build a Custom Home
You Can't Find What You Want on the Market
If you’ve been house hunting and nothing checks every box, it’s because you’re looking for something that doesn’t exist yet. A custom build gives you the exact layout, finishes, and features your family needs without compromising on someone else’s choices.
You've Outgrown Your Current Home
Growing families, work-from-home setups, aging parents moving in. When your current home no longer fits the way you live, building new gives you room to grow without the limitations of a remodel. If you’re not ready for a full build, a home addition may be the right fit.
You Own Land or Plan to Buy a Lot
If you already own a buildable lot or you’re shopping for one, you’re in a strong position to build.
We evaluate your site during the consultation, assess soil conditions and utility access, and design the home around the lot, not the other way around.
You Want Specific Features No Existing Home Offers
A workshop attached to the garage. A mother-in-law suite with a separate entrance. An open-concept kitchen that flows into the back porch. When your wishlist goes beyond what resale homes offer, building custom is the practical path forward.
You Want to Know Exactly What You're Getting Before Construction Starts
Our 3D design process eliminates guesswork. You don’t get a pencil sketch on a napkin. You get a full walkthrough of your home on screen, room by room, with material selections, fixture placement, and accurate dimensions before we pour the slab.
Types of Custom Homes We Build
Designed from a blank page. Your lot, your floor plan, your finishes. We work with you through the full 3D design phase to create a home that's yours from the first line on the blueprint. Every element is customizable, from foundation type to roof pitch to the layout of every room.
Start with an existing plan and modify it to fit your needs. Adjust room sizes, change material selections, add or remove features. Semi-custom builds give you design flexibility at a lower cost than a fully custom build because the baseline plan is already engineered.
Pre-designed homes built on available lots. Spec homes are ideal if you want a new-construction home without the longer timeline of a custom design process. We build spec homes with the same quality standards and materials we use on every project.
Bring us your lot and we'll design a home around it. We evaluate the site for soil conditions, utility access, drainage, setback requirements, and any terrain challenges before the design phase begins. Rural lots, lakefront properties, and in-town parcels are all within our scope.
Benefits of Building a Custom Home with Shea Construction
Total Design Control
You choose the floor plan, the finishes, the fixtures, and the layout. Our 3D rendering process through Plan 7 Architect Pro lets you see and adjust every detail before construction starts. There are no surprises when you approve the design on screen, and we build it according to the blueprint.
One Contractor Handles Everything
We don’t hand you off to separate contractors for framing, plumbing, electrical, HVAC, and roofing. Shea Construction manages every trade under one project, with one point of contact and one team accountable from the first day of site prep to the final walkthrough.
Oklahoma's Construction Costs Work in Your Favor
Residential construction in Oklahoma ranges from $100 to $220 per square foot, depending on design and finish level. That means a 2,000-square-foot custom home can realistically be built for $200,000 to $440,000, well below the national average. We also offer SweetPay financing to help make your build work within your budget.
Designed for Northeast Oklahoma Conditions
High winds, hail, ice storms, expansive clay soils, and seasonal temperature swings all affect how a home should be built. We select materials, foundation types, and roofing systems based on the actual conditions in your area, not a generic national spec. That’s the difference between a builder who lives here and one who doesn’t.
What Custom Home Construction Includes
When you hire Shea Construction for a custom home, the scope covers every phase of the build. Nothing is left out, and nothing is handed off to a contractor you didn’t hire.
Land clearing, grading, excavation, and foundation work. We pour slab foundations for most residential builds and also handle pier and beam construction where soil conditions require it.
Wall framing, roof framing, and structural engineering for your specific floor plan. Every frame is built to code and inspected before we move to the next phase.
Full HVAC installation, plumbing rough-in and finish, and electrical wiring, panels, outlets, and fixtures. We use licensed and insured subcontractors for every mechanical trade.
Roofing (asphalt or metal), siding, windows, and exterior doors. We partner with Wheeler Metals for steel and Gerkin Windows & Doors for window and door packages.
Drywall, paint, flooring, trim, cabinetry, countertops, tile work, and fixture installation. We work with Schluter for waterproofing systems, Kohler and Delta for plumbing fixtures, and Floor & Decor and Carpet Mill for flooring materials.
We walk the home with you room by room before handoff. Everything is backed by a 1-year warranty on workmanship. If something isn't right, we come back and fix it.
